Two Homes, 16.86 Acres, Room for Every Toy You Own: The Hill Country Hideaway, a  Compound in Dripping Springs

Some buyers are not shopping for a house. They are shopping for a place to put everything they love: the cars, the horses, the friends who fly in for the weekend, the dinner that turns into a party. That buyer is who I had in mind when we put 475 and 503 Happy Trail on the market together. It was built to be a place you'll never want to leave.

This is a true Hill Country compound with a Dripping Springs address. Two newly built homes, 16.86 acres, a horse barn, a party barn, a pool, a stocked pond and more covered parking than most people will ever need. It is about 30 miles from downtown Austin and about 13 minutes from downtown Dripping Springs, with wineries, distilleries, Camp Lucy and Pedernales Falls all close by. It feels a lot farther away than that.

The complete compound is offered at $12,950,000. The sellers prefer to sell both homes together, but will also consider selling them separately: 475 with the party barn, horse barn and about 9 acres at $9,950,000, or 503 on about 7 acres at $2,950,000.

Take the Video Tour

We just finished filming a full video tour of the main estate with BIG & Bright Texas Luxury Home Tours, and it is the best way to get a feel for this place before you visit. It walks you through the house, the party barn, the horse barn, the pool and the pond, so you can see how it all fits together on the land.

The Main Estate at 475 Happy Trail

Built in 2022 on about 9 acres, 475 is the heart of the compound. The contemporary main residence is around 4,500 square feet, and the full estate, including the party barn and the apartment over the horse barn, comes in at roughly 8,000 square feet.

Inside, you get the things that make a house easy to live in and easy to host in: 10 foot glass sliders, high ceilings and walls of windows, a chef’s kitchen with a commercial grade 48 inch gas range and double ovens, an indoor bar with a sonic ice maker, a media room with a projector, four gas fireplaces and a primary suite with two closets and a soaking tub. The whole house runs on reverse osmosis filtered water and is wired for sound and high speed internet.

Out back, the 44 by 26 foot pool and the oversized spa look over the land and the Hill Country beyond. There is an outdoor kitchen, a covered patio with a fire pit, pickleball and basketball courts, and a half acre pond with a waterfall.

As a builder, I always look at what is behind the walls. This one has a metal roof, spray foam insulation, heat pumps, tankless water heaters and solar. Those are the choices that keep a big property comfortable and keep the utility bills in check.

The Mid Century Modern Home at 503 Happy Trail

Next door on 7.78 acres sits 503, finished in 2024. It is about 3,800 square feet with 4 bedrooms, 5 full baths and a half bath, and it has a completely different personality from the main estate.

The design is mid century modern inspired, with angled glass walls and floor to ceiling windows that frame the views. White oak, custom cabinetry and an open living area keep it warm. The kitchen has a built in banquette, a bar with an ice maker and beverage fridge, and big sliders that open to the outdoors. Upstairs there is a full kitchenette with a sink, dishwasher, microwave and fridge drawers, which makes it a natural setup for extended family or long term guests. The primary suite is on the main floor.

The grounds have professional landscaping, wooded walking paths, wet weather creeks and raised steel garden beds. An electric gate, a circular drive and an oversized two car garage round it out.

Put the two homes together and you have a main house plus a true second residence, not just a guest room over the garage. Parents, adult kids, a caretaker, a pilot, a business partner, or guests who deserve their own front door all have a place here.

Easy to get to if you are coming from Austin. It is 35-45 minutes without traffic from downtown Austin.

You could easily drive from San Antonia, Dallas or Houston or fly into Austin Bergstrom airport which is about 40 minutes away.

If you fly private, this is an easy place to get to and an easy place to own from wherever home base is.

  • San Marcos Regional Airport (HYI) has a 6,330 foot runway, Jet A fuel, a full service FBO and hangar space. It handles most light and midsize jets, and it is about [XX] minutes from the gate.
  • Austin Bergstrom International (AUS) has three private aviation FBOs (Atlantic, Signature and Million Air), runways long enough for any long range jet, and U.S. Customs for international arrivals. It is about 45 minutes to an hour away.

That means a buyer based in Dallas, Houston, Aspen, California or Mexico can be wheels down and sitting by the pool the same afternoon. The compound is gated, the systems are new, and 475 already runs like a hospitality property, so it is ready for you whether you are here every weekend or a few times a season.

For the Car Collector

Garage space is the thing car people ask about first, so let me answer it up front. Between the two homes, there is covered parking for 11 or more cars.

  • The 8 car garage at the party barn is sized to hold 8 cars on lifts. Lifts are not installed yet, so you can choose the system that fits your collection. It is not climate controlled today, but it is set up so it easily could be.
  • The attached 3 car garage at the main house.
  • An oversized 2 car garage at 503.

There is also RV access, boat parking and a gated entry. When you want to actually drive them, the Hill Country roads out here are some of the best in Central Texas.

For the Horse Lover

The horse barn was built the way horse people would build it for themselves. It has five stalls, each with its own turnout, and the inside is finished in 2x6 tongue and groove Douglas fir. It is warm, it is solid, and it looks as good as it works.

The daily chores are made easy. Automatic feeders and automatic waterers keep the horses on schedule whether you are home or not, and speakers run through the barn so there is always music while you work. Outside, the pastures are lined with HDPE fencing, which is safe for horses, holds up to the Texas weather and does not need painting.

There is also a fenced riding arena that is ready for you to finish to your own spec, dedicated pasture, and walking and UTV trails with seasonal creeks for riding the property. The apartment above the barn is a nice setup for a barn manager or a trainer who wants to be close to the horses.

For the Entertainer

This is where the property really shines. The party barn is built for a good time. It has a 14 foot bar with a kegerator, its own full kitchen, a 100 inch screen plus five more TVs, and two bedrooms with their own baths so the late night crowd does not have to walk back to the house. The game room has a pool table, foosball and shuffleboard, and a row of arcade games including Pac-Man, Terminator and a driving game. It is the kind of room where the grown ups end up having more fun than the kids. A covered patio off the barn looks right over the pond. [Jenny: confirm which barn furnishings and games convey.]

Pair that with the pool and spa, the courts, the pond and the outdoor kitchen, and your guests will not want to leave. With two homes, a barn apartment and 12 bedrooms across the compound, you can host the whole crew for the weekend and everyone still has their own space.

What Guests Say

475 currently operates as a luxury short term rental. It holds a perfect five star record across 24 guest reviews. Here are a few things guests have said, in their own words:

“I have rented AIRBNB properties all over the world and this is the best of them all.”

“We are world travelers who prefer to stay at 5-star resorts and this is at the TOP of our list!”

“This is not your average AirBnB. This is a luxury custom home with more amenities than you can count.”

“Every appliance worked perfectly… Even the smallest touches: lighting, layout, and flow were top-tier. From start to finish, everything felt intentional and well-cared-for.”

“We used this home for our company sales retreat, and it could not have been a more perfect place for our team. There were plenty of bedrooms so no one had to share.”

“With the amount to do on the property we could have stayed for weeks.”

Families have come for reunions and milestone birthdays, couples for anniversaries, and companies for retreats and holiday parties, with many groups flying in from out of state.

Why I Love This One

I have been selling homes in Austin since 2001, and I build and remodel too. When I walk a property, I am looking at the land, the quality of the work and how people will actually live there. This compound checks every box for a buyer who wants room to spread out, a place to bring the people they love, and space for the things that make life fun.

If you have been looking for a place where the jet, the cars, the horses and the guests all fit, I would love to walk it with you. You can see more photos and details at The Hill Country Hideaway, or reach out to me directly to set up a private showing.
